The cmTent stud y comprises eight chapters in addition to the introd uction and conclusion.
The introduction paves the way to the study background, its thought, l imitations of the study
area, and the literature of simi lar researches, the top ic of the study, its importance, its
objectives, methodologies and proced ures.
Chapter One: Jt deals w ith the development of the commercial retail stores in Tanta as for: the
commercia l composition of ce1iain urba n evolution of lower Egypt, cities of Gharbia Govemorate,
the degree of those commercial stores accordi ng to the type of occupation and evaluation of the
retai l sector.
The study finds out that the evolution of the commercial composition has led to the fact that Tanta
benefits from its solid commercial posi tion amongst the other cities of Del ta. The study of the
marketing zone shows that Tanta enjoys the highest population in the region.
Investigati ng the retai l stores evolution in Tanta has shown the commercial dimension throughout
time. The first phase was between 1909 and 1959 duri ng which the commercial composition was
confined to the daily commod ities. The second phase was between 1960 and 1976 during which the
trading amount rose at 15.6°/o yearl y. The third phase was between 1976 and 1986 during which the
trading amount rose at 6.5o/o yearl y. The fomih stage was between I 996 and 2005 during which the
trad ing amount rose at 5.7% for the city level yearly. This progress has contributed in supp01iing
the prestige of Tanta city commercially.
Studying progress evaluation of retail sector in Tanta reveals that it has achieved great amount
during the period between 1986 and 1996. This indicates the flourishing conunercial hustle and
bustle. The two hamlets (El-Basateen and kobry El-Ma hata) are considered the most prosperous
locations. The role of the commercial composition of Tanta is evident in the city hamlets. El-kafra
El-Shrakia Haml et enjoys enormous economics as it deals mai nly w ith retail.
Chapter Two: It investigates categories and speci fications of the retail locations in Tanta City.
The study concludes the follow ing:
There are four categories of retai l locations. The first one includes the type of busi ness of
four commod ities (groceries, tobacco, leather products, pha rmacies, fislunongers and fresh poul
try prod ucts). The second classification shows that marketi ng cycle of the daily commod
ities is rated as 36.3°/o compared with other conunod ities (regular/seasonal as 24.5, iJTegular as 20%, and weakly/half weakl y as
18. 1o/o). The third category divides the commod ities accord ing to its consumption composition as
three types: serving 18°/o, component 15.2% and new-fashioned commodi ties 3%. The fourth category
rega rds Tanta City as the most marketing threshold in furniture, agriculture ware and its spare
paits.
The study has revealed four specific geographical characteristics which have affected greatly in
retail locations: The first factor is the inha bitants. The second one is the economic busi
ness as the trade and catering are regarded the main business in Tanta. The third factor is the
urba n expansion in Tanta City. The structure of the city expands outwards as the old core of the
city is located in its no1th and northeast. So the recent expansion focuses in the southern part
and fills in the northern part to circulate the core w ith a slight elongation towards the n01th
and east. Urbanization tends to expand towards the national agricultural road (Cairo/Al exandria),
paying more focus towards south at the expense of the agricultural lands. Tanta has benefited from
its strategic location to reassure its commercial significa nce. Tanta also enjoys an inten1al
network of local roads which take the fonn of spikes stating from El­ Mahata (Station) square
leading out of the city smoothly. This makes it easy to reach (and leave away) the commercial
locations.
Chapter Three: It deals with the distribution of the retail i n the hamlets of Tanta. lt shows this
shape of distribution and its efficiency.
The study concludes the following: there are three types of hamlets (central, transitional and
marginal). The transi tional has 23 busi nesses and the central has 11 businesses whereas
the marginal has the rest of busi ness.
The study also shows the efficiency of this distribution in 2005 as Sabry Hamlet is extremely
commerciall y efficient regarding its area. The study also shows that Tanta represen ts great
commercial efficiency in the city outskirts as for the number of inhabitants and families.
Chapter Four: It investigates the con1mercial composition of the central retail zone in Tanta City.
It studies the building characteristics, the amount of commercial occupation, shop windows, spatial
commercial stores, retail logistics and Jabour engaged in commerce.
The study concluded that the commercial composition of the central commercial zone constitutes 94
bui ld ing u nits which consist of old units 79.8% that were bui l t before 1960. This type of
buil ding contains two stories at most 72.3%. This type is also prefeJTed for running busi ness
78.4% compared w ith other uti lizations of the buildi ng such as for (service, storage of
suspension) .
Meanw hile the commercial occupation in tha t zone reveals that the ground flour is commonl y used
for 1unning business. It amounts to 167 stores which represen t 178% of the total build ing units
that is each bui lding has an average of two stores. The amount of business diversity in tha t
zone is 52 types of business. El-Seka El-Ged ida Street is ranked the first commerciall y as it has
29 types of business 55.8%).
The stud y also investi gates the bui lding facades in the zone which amounts to 806.9 meters w ide
of which 79o/o belongs to shop w indows to amount to 79% (636.7 meters w ide). Both El-Seka
El-Gedida and Bab El­ M.eid ha Streets have two thirds of the shop windows for non nutrition goods
(33.9%, 32.2 consecuti vely).
Studying the commercial area in the zone reveals that the total area of the stores is 4195.91 km2·
Comparing the usage reveals that the retai l stores occupy 79.6% of the total area. This is shown
by the grow ing demand of
the commercial goods (nutritive or nutritive ones). Those who sell non nutritive goods represent
48.4°/o i.e. 2032.58 ni2. The pattern of proportional areas of stores is almost similar as in
Mahmoud A li El-Bana Street 30.7% and Bab in El-Meid ha Street 31 . 7%. Whereas spatial areas of
stores amount to 26% in El-Seka Elgedida Street, then in the extension of El-Seka Elged ida Street
amounts to 1 1.6%.
The subjects of labour engaged in commerce amounts to 438 workers in the study zone. The commercial
stores have 84.7°/o of that total sum. The labour in the non nutritive goods represents 58% of the
w orkers i.e. average of t\vo workers I store. The distTibution of workers varies in the zone
streets as it amounts to 35.8% in El-Seka Elged ida Street, 26% in Bab in El-Meid ha Street,
20.1 % i n Mahmoud Ali El-Bana Street and 18% in the extension of El-Seka Elged ida Street.
As for the logistics of the retai l stores in the zone, the reveals 54.9% of the stores are
rented. El-Seka Elged ida Street ranks the first as it has 32.2% of the rented stores. 38.8% of
those stores deal with non nutriti ve goods. The total value of monthly revenue of those rented
stores amounts to I 0597.14 Egyptian Pounds. Jn this respect, Mahmoud Ali El-Bana Street ranks
the first to represent 33.3%.
Chapter Five: It discusses the retai l composition of the main commercial sites which are the main
commercial streets and the commercial squares in Tanta.
The study concludes the main ten commercial streets, which are Saad El­ Din, El-Hekma, El-Galaa,
Taha El-Hakei m, Kafr Esam, El-Belew, El­ Sagha, El-Boursa, and Seiger. Jn those streets,
