Abstract Since 1976, Egypt started an ambitious development plan, aiming to upgrade the quality of living standards and the services presented to the population. This program included developing a series of cities and new communities , in an attempt to redistribute population density in the existing cities. New Cairo Region, El-Shorouk City and El-Sheikh Zayed City represent the first generation of suburbs established as one of the forms of New communities by the government. They are residential areas without economical activities, either industrial or agricultural, to attract population. As a result of the long distance separating these suburbs from the heart of the city, its services and potentials, the Ministry of Housing & Utilities and Urban Communities decided in 1995 to provide the residences of these suburbs with the same services they missed by being far away from their cities. Accordingly, an international tender was suggested to design and develop an international shopping center out of town, as the prime initiative in Egypt to serve these new communities. The thesis addresses the concept of developing out of town shopping centers and the possibilities of its application in Egypt, through a theoretical analysis to this category of buildings and an analytical study for some distinguished examples. The research investigates for how shopping centers were originally found, why, when, and where they are mostly needed and finally how to determine the criteria and the design guidelines which form the design program for a regional shopping center, so as to follow the latest ideas in this field and avoid the problems of unplanned implementation. |
